Summer Real Estate in Montgomery County: What Sellers Should Know
By Jared Fikes

Summer is traditionally a busy season in real estate, and in Montgomery County, TX, that continues to hold true. But what does
"busy" actually mean in our local market right now? And if you are a homeowner considering selling, is this really your window?

Let’s take a closer look at what is happening on the ground and what it could mean for you.

Montgomery County by the Numbers

According to the Houston Association of Realtors, Montgomery County’s real estate activity has been gaining momentum.
Inventory levels have increased, giving buyers more choices. Even with more competition, well-prepared and properly priced homes
are still selling on strong terms.

As of May 2025, homes in areas like The Woodlands, Magnolia, and Conroe are moving at a healthy pace. On average, properties are
spending 45 to 60 days on the market, depending on location and price point. That reflects a balanced, steady market that gives both
buyers and sellers room to negotiate with confidence.

The Texas Real Estate Research Center at Texas A&M University is also seeing stabilization across many of the
metro-adjacent markets in Texas. Montgomery County is right in step with that pattern. Home values are holding firm, and
motivated buyers are still active.

What Sellers Should Know This Summer

This season presents a unique opportunity for homeowners who are thinking about selling. Here is why.

Many families are looking to move before the next school year begins. Demand typically peaks from May through
August, especially in sought-after school zones.

Homes tend to show their best during the summer months. Natural light, blooming yards, and extended evenings
all help make a great impression on potential buyers.

Buyers who are out shopping in the heat are usually serious. Most are already pre-approved and ready to act when
they find the right home.

At the same time, more listings are expected to hit the market as we move further into summer. That means your
home needs to stand out with strong preparation and smart marketing.

Strategy Matters More Than Hype

If you are thinking about listing your home, timing alone is not the full picture. What truly matters is how your property
stacks up against others nearby. What are the current pricing trends in your neighborhood? What kind of buyer activity
are we seeing in your price range?

These are not one-size-fits-all answers. They are specific to your home, your location, and the dynamics we are seeing right
now in Montgomery County.
